THE PLAN


Actions taken by the Behr and Behr Team:

___ 1) Notify the Multiple Listing Service that your home is for sale - guaranteed within 24 hours of signing the listing contract, unless otherwise agreed. (You will receive a computer printout of how your home is being represented).

___ 2) Inform the other agents in our office of our new listing. Leave a description of your home on the evening voice mail to advantage realty, inc. office.

___ 3) Follow up with agents who have shown advantage listings within the past 10 days and 10% of your listing price.

___ 4) Target - Market your home to our database of over 400 potential buyers whose wants will be matched against you’re home.

___ 5) Feature your home in our newsletter, which is mailed to hundreds of people with known intentions to buy a home.

___ 6) Notify your neighbors, by mail and phone, that your home is available. We will personally call at least 200 people in your area asking if they know anyone who wants to move into your neighborhood.

___ 7) Inform passersby about your home. We’ll attach a glass front brochure box to the yard sign with a supply of descriptive fliers highlighting the amenities of your home.

___ 8) Personally notify top agents. The top real estate agents in town all know and respect each other’s work. That’s why we’ll design a brochure highlighting your home and the MLS number for easy access. The National Association of Realtors states 93% of all transactions is done by 5% of the real estate community.

___9) referral network. A large percentage of homebuyers make initial contact with a real estate agent as the result of a referral. So we stay in very close touch with our referral network. The Referral Network consists of 2800 offices in 21 countries, and 45,000 agents strong.

___ 10) Monitor area listings and sales. This allows us to maintain a competitive advantage with our homes in your area in pricing and terms. If we do need to change strategy, we’ll first find out about it through this monitoring. We will schedule an appointment with you approximately every 30 days to review the market.

___ 11) Design custom made advertising plan. Prepare and place media advertisements in local pictorial magazines and local newspaper as considered appropriate and necessary.

___ 12) Advise you on how to help your home sell quickly. Our booklet, "Advice to Help Your Home Sell Quickly," is full of inside tips we’ve developed to help you sell your home quickly. It covers what most people are looking for when considering a home purchase and how to enhance the value of your home in the eyes of potential buyers.

___13) Check on who’s showing your home. Each agent that shows or previews your home will call our office to schedule an appointment. We know who is showing you’re home and when. We will contact each agent that shows your home to prospective buyers asking for feedback. This information will be relayed to you. Sometimes this feedback is not always what we would want to hear, but it will help us sell your home.

___14) Monitor all contingencies. Often prospective buyers insist that certain actions be taken to change or improve a property. Or sellers might insist that buyers take one or more actions usually connected with securing their loan before they’re willing to sell to them. These actions are called "contingencies." Our staff and we keep track of all contingencies so the deal can go through as scheduled.

___15) Review proposed contracts. Research the buyer’s qualifications, counsel you on dates, and keep your best interest at heart during contract negotiations.
